Rental contract

All leases are perpetual, there is no need to renew.

Without a prior inspection, you have a two-week right of revocation. To revoke your lease, contact: widerrufsrecht@comood.de

Basic rent (incl. furnishings) + flat rate for operating costs (incl. Internet, excl. electricity and GEZ charges, the German radio and television license fee) + advance payment for heating costs. 

The landlord gives the tenant a flat rate for the ancillary costs, which the tenant must transfer to the landlord’s account each month. The lump sum then covers all ancillary costs. This means that the landlord does not have to prepare an annual service charge statement – that’s the main difference to the advance payment of operating costs.

Usually, at the end of the year or at the latest three months after moving out.

Renting

You can easily request an apartment at savvy.de/en/immobilien/. Once we receive your request, you’ll be given online access to our digital rental portal. Here, you can fill out a self-disclosure form and upload required documents. After reviewing the documents, Savvy will send a digital lease for you to sign.

Our flats are rented out via a digital rental portal for which the tenant needs an account. 

Self-disclosure form, identity card, salary statements for the last three months, Schufa (= a kind of questionnaire for potential tenants in Germany to provide landlords/landladies with personal details. Learn more at: https://www.schufa.de/en/ ). 

If there are no flats available, you can register on our waiting list: just click on the button “rent” and select your location. As soon as a flat is cancelled and thus available again, you will receive a message.

Yes. If you would like to rent several flats at the same time, please contact info@comood.de .

The rental period is unlimited, the minimum rental period is six months.You have a legal notice period of three months. For commercial rentals, individual agreements apply. Contact us on this issue at info@comood.de .

Yes, the amount of the deposit is equal to three months’ rent. The deposit is non-negotiable and cannot be paid in instalments.

Before moving in

Yes. As a Savvy tenant you will receive a housing provider certificate from us. 

With the beginning of the tenancy, tenants receive a digital key that can be stored on their smartphone via app. After moving in, you will also find a key tag in your apartment, which you can also use if you like. If you would like to receive your key tag in advance, please contact us before moving in. 

General

Pets are only allowed after consultation with the landlord.

Yes, there is one bicycle parking space per flat.

Yes, depending on availability, larger storage spaces with a charging facility can be rented for a fee.

Yes, storage rooms can be rented for a fee, depending on how much space you need.

No, we do not offer Cleaning Service.

Yes, the minimum rental period is six months, and you have a statutory notice period of three months. Individual agreements apply for commercial rentals, please feel free to contact us.

The statutory notice period of three months applies. 

Savvy emphasises environmentally friendly living with a heat supply in the “Fernwärme Natur” tariff, supporting solar system and energy-saving KfW-55 building standard. The general electricity supply consists of 100% green electricity. 

Equipment

Yes, the apartment is equipped with an internet connection. The internet fee is included in the flat rate for operating costs. 

No, there is no telephone connection in the flats. 

All flats have basic furnishings in addition to the furniture: 

  • Mattress 
  • Duvet 
  • Pillow 
  • Bed linen 
  • Crockery and cutlery 
  • Cooking utensils 
  • Towels 

No, but there is a communal laundry room in the basement (for a fee). The washing machines and dryers can be controlled and reserved via app.

There is a lending station on all floors (free of charge). The following items can be borrowed there: hoover, ironing board and iron.

During the stay

The tenant can communicate with the manager via Savvy app (e.g. in case of a damage).

After moving out, the tenant must restore the accommodation unit to the condition it was in when he moved in, at his own expense.

Download and install the AppWash app, then log in and select the washing machine.

Our caretaker will be on site regularly. Tenants also have the option of contacting us via app and during general business hours.

The Savvy App offers a variety of convenient features: view important documents, easily report any damage, or see what’s new on the notice board. The app also offers a collection of important information and contact details, such as caretaker or cleaning service. In addition, you can find information about the in-house restaurant and useful tips for exploring the surrounding area. If you want, you can also use the app to exchange information with your neighbours: just create a profile and post your concerns. 

Parcel box app

In the entrance area there is a digital myRenzBox accessible to parcel services – so 24/7 collection is possible at any time.

Digital flat key

You can either store your digital flat key easily on your smartphone, or classically wear it on your key ring, using a tag.

Launderette app

The machines in the Savvy laundry room can be booked and paid for easily, via app. 

There are letterboxes for all tenants in the entrance area. 

Please report the loss immediately at info@comood.de or via Comood App. Savvy will then lock the key remotely. 

After the stay

Yes, please arrange an appointment in good time. 

At the flat inspection, it is determined whether the condition of the flat is in order and the key tags are handed over to the landlord. All personal belongings must be removed from the flat by then. 

Usually one month, at the latest three months after moving out.

The costs for the final cleaning will be deducted from the deposit. 

During the current tenancy, the costs will be charged on. If defects are found during the final inspection, the costs will be charged against the deposit.
